This Puerto Vallarta villa has 2,000 square feet and is very nicely furnished with antique colonial furniture and artwork. Features stereo system, CD player, equipped and stocked kitchen, plenty of patios with beautiful views, dipping pool, overhead fans, air conditioning, telephone, television, BBQ area and the overlook terrace with an ocean view. Full staff and maid service. Cook available upon request for extra. Pets allowed. This large and spacious building in Conchas Chinas has two villas in it, the FZ-1 two bedroom on the upper level, and the FZ-2 three bedroom on the lower level, so there are common areas.  Ref. This two story, two bedroom villa near Los Muertos Beach in the Amapas-Conchas Chinas area features a small private dipping pool and sun deck on the rooftop with an ocean view. The first level has two bedrooms with king and two twins, two baths, overhead fans and a balcony. Upstairs is the fully equipped kitchen, living and dining area, cable television and larger balcony with some ocean view. Simply furnished, a private and quiet place. Private parking. Maid service is extra when needed at about $20 US per visit. One block to Los Muertos beach. Short 5-7 minute walk to South Side shopping, fine restaurants and exciting nightlife. $300 refundable security deposit, part of which is used to pay the electricity for rental period (usually $30-40/wk). Season: Generally the winter season runs Nov 1 to Apr 30 and the summer season May 1 to Oct 31. Holiday rates are higher and always include Christmas and New Years weeks and often Thanksgiving and/or Easter week.

Payment Terms: Villa rentals are payable by cashier check, official bank money order or wire transfer of funds, no personal or business checks or Post Office money orders are accepted here in Mexico. I am now set up with Paypal, so credit cards are accepted; there is an additional 3% surcharge for using Paypal. To confirm your reservation, the 50% deposit needs to arrive in Puerto Vallarta within four-seven (4-7) days. The final payment is generally due 35-65 days before arrival, though the time varies depending on the villa. Many villa owners now consider the initial deposit to be non-refundable unless the villa can be re-rented for the exact same time period. Please inquire about specifics. Accommodations are subject to availability until your reservation is confirmed. Most villas ask for a refundable security deposit which is held in case of damages and sent back within week of your departure. Maid service is usually six days per week, except for Sunday and mexican holidays. Sunday is almost always the one day off for the staff. If you want a written confirmation of your rental or a rental agreement, please ask, otherwise the email correspondence and confirmation are considered sufficient.

Arrival Information:  Please note that in the deposit instructions and confirmation letters, we ask that you send us your airline name, flight numbers and the arrival and departure times. This is for our records and so that the villa staff/manager can know when to expect you and thus be on hand to greet you. It is also helpful for me to have a home/work phone number in case I need to contact you that way regarding the reservation.

Tipping:  Tipping of the household employees is voluntary although customary in Mexico. Tipping is always appreciated. The amount of the tip would of course depend on the service required, the length of your stay, the number of guests in your party and any special needs you might have had. To provide assistance in this matter, note that the standard tip for the staff in Puerto Vallarta villas is now considered $2-4 per day per staff member for each guest, and tips are generally given to the staff at the end of your stay.  Please be kind enough to take good tipping into consideration while planning your vacation in Vallarta.

Check in: Check in time for villas is generally around 3pm and check out is 11am-noon.
