Puerto Vallarta Villa Ten Bedrooms Ocean view - Ref. CA-4

CA-4  Upper Conchas Chinas villa - Ten bedroom, eleven bath villa the Casa Angela in the heights of Conchas Chinas accommodating up to twenty (20) persons and one of Puerto Vallarta's most spectacular vacation getaways. The unobstructed view includes the jungle mountains that surround Vallarta and the Banderas Bay coastline in its entirety. This lovely villa has 20,000 square feet of living space on five levels, with an open architecture without windows or exterior walls. Overlooking Conchas Chinas beach, the villa features many patios, heated pool with built in bar, four jacuzzis, waterfall, large living room with fireplaces, satellite television, VCR and CD stereo system, five kitchens and a parking area. All the bedrooms have ceiling fans, sleeping nets and six of them have one or two single beds in addition to a king. Staff of six. The entire villa may be rented, or as an seven bedroom, eight bath villa or as a five bedroom, six bath villa separate from two other apartments with two bedrooms and two baths each.

All special event fee of $15 per person for all attendees will be charged for all events (parties, weddings, etc.) occurring as part of a rental. The staff can handle up to 30 people for events. Events over 30 people and up 50 persons maximum requires advance approval of the plan and caterer and supervision by the house staff. The villa is for the use of the resident guests only, except for special events.

Villa Rates: All Levels, with twenty (20) people maximum, Winter: Nov 1-Apr 23, $2,500 per night; Summer: Apr 24-Oct 31, $1,850 per night. Holidays: Christmas and New Years weeks, $3,000 per night. Rates include taxes but do not include staff gratuities, so please plan accordingly.

Security Deposit and damages: Long distance phone charges, unpaid charges for occupancy in excess of the published limits and damages beyond fair wear and tear will be deducted from the security deposit of $500 before it is returned (immediately after the last phone bill is received which can be as long as 60 days after departure). The food deposit will be reconciled with the houseman the first morning.

Staff: The house man (bar tender and concierge), is the primary contact, normally his hours, and the chefs, are 8am to Noon and then 4:30pm to 8:30pm when the villa is occupied (in practice they actually stay all day). A gardener and three maids are on the property from 8am to 4pm.   Gratuities are up to you but are considered customary in Mexico. The houseman will distribute the gratuities to the staff if you prefer, according to our formula which assigns more weight to him and to the chef. Angelina, the laundress, may be able to do a very limited amount of personal laundry depending on the size of the group, ask her. The staff works 7 days a week when the villa is rented. When we are asked about tips we say that good service warrants $12.00 US per guest per day and excellent service $16.00 for larger groups but more for smaller groups.

Note: Minimum rental is four nights except for holidays and all of February and March when it is seven nights. Arrival and/or departure must be on a Saturday in high season. 50% deposit is required to reserve the property after a request for a one week "hold" on the property. It is refundable, less 15% of the total rental price, up to 120 days before arrival, thereafter all payments are only refunded, less the 15% fee, if full replacement rentals are found. No payments for Christmas or New Years will be refunded. A request will hold the property for 7 days for low season requests but only 4 days for high season requests. A wire transfer should be used to make a deposit for a high season rental. Final full payment with a $500 US telephone/security deposit must be received at least 60-65 days before arrival. Rates do not include staff gratuities and prices are subject to change without notice.

Description of Facilities, from the top down

Fifth Level - 1900 sq. ft. This is the master suite: It consists of the main bedroom with a king sized bed, another bedroom/sitting room with a double bed, two bathrooms and two patio areas with another 600 sq. ft. One patio has a fireplace and a heated Jacuzzi pool with a small wet sunning area. The other patio has a 270 degree panoramic view of the bay, the city and the mountains. Like all the levels, there are no windows or exterior walls.

Fourth Level - 2600 sq. ft. This is the common living space. When approaching the entrance from the front steps one looks through the hall at a view that includes Los Arcos islands to the south. This level contains the living room with a large fireplace, the main dining area adjacent to the pool, a full bath, a large breakfast area, a preparation kitchen, and a large open serving kitchen with a built in char broiler and a griddle. The swimming pool is heated and is connected to the integral sunning and wading areas by a swim through tunnel under the dining area patio. There are two bar stools in the pool for the swim-up bar and two more for the conversation area overlooking the beach. The digital satellite TV/audio system (with US programming, DishNetwork), the VCR, the DVD, the cassette player and CD stereo system are installed on this level. Five patios, one with a palapa sheltered tile table add another 5200 sq. ft.

Third Level  - 3200 sq. ft. It has three rooms, all with bathrooms and private entrances from the parking area. The middle room has a heated Jacuzzi, a raised kitchen, two single beds, and lots of living space. The two large end bedrooms have king sized beds plus one single bed in the south room and 2 in the north room. This level can function as two or three bedrooms. The parking  is at this level, up to six cars.

Second Level  - 3600 sq. ft.  This level is very similar to but a little larger than level 3. It has three rooms, all with bathrooms and private entrances, a private entrance to the apartment from the parking area is via a separate outside stairway. The middle room has a heated Jacuzzi, a raised kitchen, two single beds, and lots of living space. The two large end bedrooms have king sized beds plus one single bed in the south room and 2 in the north room. The south bedroom has a natural granite wall. There is a secluded patio on the north end with an excellent view of the city and the north shore of the bay. This level can function as two or three bedrooms.

First Level  - 3000 sq. ft. This level is very similar to levels 2 & 3, it has three rooms but 2 baths. There are two entrances, an outside stairway to the north bedroom and an inside one to the middle room. The south bedroom has a natural granite wall. The middle room has a couch, a heated Jacuzzi, and a raised kitchen, the two bedrooms each have one king sized bed and one twin. When rented with the main villa this level functions as two bedrooms.
